CONTRACT-TO-CLOSE PROGRAM:

Affordable and customizable programs for $350 per transaction, payable at the successful close of escrow. Yes! You read that right! We don't get paid until YOU get paid!*

*If we are handling a Dual Transaction, the fee increases to $500

*Transactions with an FSBO may cost up to $500

*If a contract is terminated after the Due Diligence period, there will be a $100 charge per transaction.

We communicate often with all parties involved in the transaction, schedule home inspections, order home warranties, communicate with lenders, and so much more!
CONTRACT TO CLOSE MANAGEMENT OVERVIEW:

Serve as the agent's liaison for the agent for all parties, including buyer or seller, closing attorney, lender, and co-op agent.

Collect and track all documents pertaining to the transaction, including the binding contract, all disclosures, loan pre-approval letter, etc.

Monitor all contractual dates to ensure all deadlines are met.

Obtain updates from the mortgage lender to ensure that the loan is on track for an on-time closing.

Monitor the due diligence period and assist clients in obtaining signatures on documents.

Coordinate delivery of earnest money deposit.

Coordinate Commission Agreement and submit for signatures.

Coordinate the home warranty with the closing attorney.

Follow up and ensure that the appraisal and financing due dates are met and that documentation is present.

Send amendment(s) to other agents for execution and then forward to closing attorney and lender, as applicable.

Coordinate and collect any receipts from repairs; forward to other parties and closing company as applicable.

Track the status of the appraisal and the date received.

Track and verify the status of the "clear-to-close" with the lender and coordinate with the closing attorney.

Request the closing statement for your review to ensure accuracy.

Provide instructions and "what to expect" for the day of closing, along with information about keys, garage door openers, utilities, etc.

Coordinate and schedule closing appointments for the client(s) and agent.

Inform the client of closing appointment instructions, along with answers to frequently asked questions.

Verify home warranty is ordered and in place.

After a successful closing, we will send out a request for a review for you to your clients.

**Please note that we are as accessible as possible Monday through Friday from 9:00 am EST - 5:00 pm EST except on Federal Holidays and St. Patrick's Day. Everything that is sent outside of business hours will be handled the next business day. If something needs to be handled ASAP, it is the responsibility of the Agent. During the course of a transaction, we do not handle negotiations of any kind, and we do not schedule vendor appointments, with the exception of Termite Inspections.
